Flat roofs are the most controversial roof types – some architects would use nothing, but flat roofing, other consider it to be suitable only for commercial or industrial applications. Like any roof type, flat roofs have lots of pros as well as cons – here are some.
The pros:
- Low cost – perhaps the biggest advantage of flat roofs is their affordability for their entire lifetime, from installation to repair and maintenance;
- Low maintenance and repair needs – flat roofs are very sturdy structures that can endure a lot. They need to be inspected regularly, like any roof, but the faults detected during the inspections are usually minor and easy to repair;
- More space for finished attics – the rooms on the top floor, right under the roof are more spacious if the roof is flat.
The cons:
- Drainage issues – water tends to accumulate on the surface of flat roofs, so roof owners need to pay more attention to ensure efficient drainage;
- Weight issues – accumulated snow presses harder on flat roofs and melted snow takes longer to get drained from the roof surface than in the case of sloping roofs;
- A limited number of material options – flat roofs are usually made from rolled asphalt sheets, rubber, bitumen, EPDM and TPO, so the material options available are not as varied as for pitched roofs.
