Roof Replacement: Why Do Roofs Deteriorate?
Roofs are made from strong, durable materials, but they work extremely hard to protect the buildings that they are installed on, which also means that they are exposed to a lot during their life. Reputable Panama City roofers confirm that these are some of the most common reasons why roofs fail over time:
- Natural aging – roofing materials can provide efficient protection only for the lifespan they have been warranted for. Any roof that is approaching the end of that lifespan or has already exceeded it can be expected to fail soon;
- Severe conditions – the roofs in mild climate are exposed to less hassle from the elements than the roofs in areas that are prone to storms, excessive rain and other extreme weather events. This also means that the roofs in mild climates might last longer than the ones in regions that get lots of harsh weather;
- Poor maintenance – roofs need to be inspected and cleaned two times a year, in spring and in fall, and the maintenance visit from the roofer needs to be followed by timely action to correct the faults found. Neglected maintenance duties might lead to the premature deterioration of the roof and might shorten the roof’s lifespan;
- Poor installation – roofs that are not installed correctly are weaker, therefore more prone to premature deterioration.
