Preventing Common Commercial Roofing Problems

Flat roofs have been widely adopted, being regarded as a cheaper alternative to traditional sloped roofs. But while their cost of capital may be lower, they can be prone to specific defects, especially if not properly installed or maintained.

Common causes of flat roof problems include:

  • Improper design of the structure - any breakage will lead to rainwater retention on the roof`s surface, which will soon lead to infiltration.
  • The supporting structure moves - this can cause the roof to crack, which will allow water to seep in.
  • Inadequate ventilation - this leads to condensation inside the structure.

Commercial Pensacola roofing company contractors confirm that one of the common problems of flat roofs covered with synthetic membranes (PVC, TPO, etc.) is the lack of mechanical fixings around the elements that pierce the membrane, such as poles, ventilation pipes, solar panels etc. Thus, strong winds can lead to displacement and local cracking of the membrane, increasing the risk of infiltration inside the building.

Solution: The synthetic membrane must be secured against the wind with at least 3 clamps, on each piercing, and then they will be sealed by heat-sealing patches, made of the same type of membrane. Mechanical tube-telescopic clamps will be used to avoid piercing the membrane.
